Leak Through Ceiling — Block of Flats
Two separate flats in the same building were reporting water staining on their ceilings. The source wasn't obvious — no burst pipes, no visible dripping. Steve used thermal imaging to map the moisture spread across both affected ceilings, then traced it upward to a third flat where a bath overflow had been running unnoticed. Identified without opening a single ceiling — and unlike a specialist leak detection company, Steve carried out the repair on the same visit, saving time and minimising disruption.
The problem
